Role Objectives
This Operations Manager is charged with effective daily leadership and administration of the engineering team with the objectives of safely and effectively operating machinery and systems and quickly and professionally responding to the needs of the Client/Tenants and the General Manager
Accountabilities
1. Daily management of building maintenance and services
2. Oversee the tendering, awarding and supervision of all soft services contracts
3. Ensure all H&S and Environmental statutory and the managing agent’s best practice procedures and systems are complied with
4. Alongside the Accounting Team, formulate accurately the annual service charge budget within the managing agent’s required template. Overall approval rests with the General Manager
5. Deliver the centre’s Technical Management, Security, Cleaning, Health & Safety and Service Charge provision to the performance standards required and within the cost budgets permitted by the client
6. Resolve any issues with local authority and statutory bodies where required
7. Maintain accurate records of invoice/purchase order tracking relating to areas of responsibility (Cleaning, Safety, Technical Maintenance, etc.)
8. Liaise with all new tenants and oversee the provision of health and safety and operational induction within the first week of their arrival
Required Qualifications
1. Similar experience from 4-5 years
2. Experience in facility management is essential
3. Knowledge of shopping centers’ specifics
4. Fluent in English and Russian
5. Good Communication skills
